Capital Realty Fees

There are two fees that sellers are responsible for through Capital Realty.

  1. There is a 1% listing office fee for Capital Realty’s full service listing program. This means a 2% savingsfrom many typical listing charges of approximately 3%, but you won’t pay this fee until your house has closed.
  2. A 2.5% selling offi ce commission is offered to buyer’s agents who will be motivated to show and sell your home to their buyers.

The Biggest Myths About Selling Your Home:

1. Newspaper, Home Buying Magazines & Other Print Media:

So you think print ads work. If you actually believe that Realtors and Brokers advertise your home in home buying magazines or newspapers only to sell your home, then I have some disturbing news for you!

 

The main reason agents or brokers would pay $100s or even $1,000s a month just to place a property in a home buying magazine or any other print media is to generate buyer leads for themselves.  I assure you, home buyers don't just look at one home before buying.  Have you ever seen homes advertised in the real estate magazines or other print ads with the complete address listed?  Ever wonder why not.  These ads are run to get phones to ring so agents can assist other people who want to Buy or Sell.

Keep in mind that agents are trained to use marketing materials to promote themselves, their team or their company NOT to actually sell your home, that is what the MLS is for.  If you were not aware, when you pay a 6% or 7% commission you are the one who pays for their marketing.

2. Go with the Realtor who gives you the Highest Price.  They must be the Best:

A Realtor can quote you any price and unfortunately often times do just to get a listing.  But you want to make sure you get a professional Comparative Market Analysis that uses the best and most recent comparable homes to give you a true picture of what is for sale and what is selling in today's market. Carefully review the information provided, then you can work out a price that both you and your Realtor can agree will get your home sold.

3. That Offer is an insult, I shouldn't even respond!

Never reject an offer up front.  Even though you may be insulted by an offer that is considerably below your asking price, realize that any offer is an indication of interest. If anything, simply respond with a counteroffer.
